New AI property agent MAIA created by MOGUL.sg launches in SG

Singapore's homebuyers just got a powerful new ally - MAIA, the city-state's first AI-powered property agent. Launched by homegrown real estate portal MOGUL.sg, MAIA is a virtual property assistant designed to streamline property searches, schedule viewings, and eliminate unnecessary agent commissions.

Powered by Google Cloud's Vertex AI and Gemini models, MAIA is changing how Singaporeans find their dream homes, MOGUL.sg said in a recent statement.

This comes as MOGUL.sg discovered that navigating Singapore's property market can be overwhelming as buyers often juggle multiple listings across various platforms, manually track their favourites, and endure endless back-and-forth calls with agents to schedule viewings. Traditionally, engaging a buyer's agent has been the go-to solution, but that often comes with added commission costs - typically 1% of the property price.

The launch of MAIA aims to eliminate this inefficiency by scanning over 100,000 active property listings across major platforms such as PropertyGuru.com.sg, 99.co, and MOGUL.sg. It wishes to help users instantly find properties that match their criteria. Once buyers shortlist their favourite homes, MAIA takes over the heavy lifting - automatically creating WhatsApp chats with sellers or their agents to arrange viewings on the buyer's behalf.

"MAIA is the homebuyer's best friend - a smarter way to search, schedule and secure your next home," said Gerald Sim, CEO and co-founder of MOGUL.sg. "By combining Google's cutting-edge Gemini models with our deep knowledge of the property buying process, we aim to transform homebuying from messy to easy."

According to the company, what sets MAIA apart is its ability to communicate naturally. Built on Google's Vertex AI platform, MAIA utilises advanced natural language processing to converse with sellers and agents, even understanding Singlish and common emojis. Instead of buyers struggling with unresponsive agents, MAIA ensures quick and seamless communication, making the scheduling process effortless.

"Google Cloud is committed to providing the industry's most enterprise-ready AI platform to help organisations embrace the full potential of generative AI," said Serene Sia, Google Cloud's country director for Malaysia and Singapore.

Unlike traditional buyer agents who charge a 1% commission, MAIA is free for homebuyers. This model removes the friction caused by agents reluctant to share commissions and creates a more transparent and efficient system for all parties involved.

Real estate agency PropertyLimBrothers (PLB) has partnered with MOGUL.sg to integrate MAIA into its operations. "It's a win-win for everyone. MAIA also creates opportunities for PLB listing agents to build direct relationships with buyers, increasing chances of us building more value for them for their home buying journey," said PLB CEO Melvin Lim.

Sim of MOGUL.sg likens MAIA's impact to the transformation of the travel industry - from phone bookings to AI-powered aggregators. "MOGUL.sg aims to be the ultimate homebuying aggregator like online travel agents are to hotel bookings, and drive Singapore to the global forefront of this exciting transformation," he said.
